Game changer for Zell am See-Kaprun region and the Skicircus

We have all heard of the new film ‘The game changers’, well, not only are many more people taking on the Vegan lifestyle, there will be more people flocking to the Skicircus as it is now the third largest in Austria.

With now over 400km of piste on just one single ticket this could be a game changer for people looking to buy a ski property for investment or lifestyle in this area.

The new lift systems ready for the 2019/20 season are the K-Onnection and the ZellamseeXpress all linked by one ski pass, the Ski Alpin Card.

6 brand new cable cars will transport you from Kaprun to the top of the Kitzsteinhorn at 3029m traveling 2261 vertical meters. With the ZellamseeXpress you can reach the Schmittenhohe from the Glemm Valley in Saalbach Hinterglemm.

The ski area is now connected offering, Kaprun, Zell am See, Saalbach, Hinterglemm, Fieberbrunn and Leogang all on one single ticket, enough skiing for all abilities. See piste map

Now, what does this do for the Real Estate in these areas now that these relatively small resorts have been transformed with access to this huge ski domain. There has always been appeal for these resorts even when the skiing was relatively limited with Zell Am See only having access to just over 70 km of piste. The nightlife has always been vibrant but now the skiing is huge to propel these excellent resorts.

The recent article in the Telegraph gives the title ‘Austria's most underrated ski resort opens giant new mountain area for first time’. This is a great description of the potential that the área has. Underrated or maybe ignored by many savvy investors, and now pushed to the forefront due to its exceptional ski área. SnowOnly is always looking for places that evolve and the skicircus has certainly done that to a place that many should consider as a genuine place of investment.

It is without doubt a game changer and could catapult these resort with a sharp increase in price per sq.m. Currently they are not even on the radar when it comes to a price per sq.m as you can see on the UBS alpine property focus they have not even been mentioned. The other Austrian resort with access to the Arlberg area comes in at around 23,800 per sqm CHF.

If you look at this 2-bedroom property in Zell am See for 339,000 EUR with 77.5 sq.m that works out at 4,374 EUR per sq.m. An incredible price for a property with access to this amount of skiing or this 3 bedroom house in Kaprun for 475,000 EUR at 90 sq.m of living space that works out to be 5,277 EUR per sq.m. These are very good prices and could be the ideal investment or simply a lifestyle choice with over 400km of skiing on your doorstep.
